Lightmapping / light bleed

hi again everyone!
im currently lightmapping a model in 3dsmax/vray for playcanvas.
im experiencing problems with both noise in the shadows, and dark bleeds between the elements.
Ive attached that might explain it better:

(NB Im using auto-unwrap in render-to-texture, and my output is 4096)

As a comparison, how do the lightmaps render if you render in 3ds max?
